Branching, escalation, and disqualification examples

If the listing is available

Answer only from the approved feed, ask qualification questions, then offer connected calendar slots.

If availability is unknown

Say: “I can’t confirm live availability. I’ll send this to the listing agent now.” Never guess.

If the lead requests legal, lending, valuation, or fair-housing advice

Escalate to a qualified human and avoid recommendations or conclusions.

If the request is outside the service area or criteria

Say: “That request is outside [AGENCY]’s current coverage. I won’t book a viewing, but I can pass your details to the team if you’d like.”

If the lead is abusive, spam, or refuses required contact details

End politely, do not book, and flag the conversation for review according to your policy.
